Mississippi doesn't work for less than 40%. It's hard work being a location of lost graves finder. She advises NOT burying the treasure with the uncle...

shenanigans, again! Go no higher than 35%! Lost treasures could go for 40%, but not lost uncles. Although.. if they are uncles with financing... does that technically make them a treasure? Conundrum!
